Chatwell Farm is approached through a shared driveway leading to the property and a small dwelling in the adjacent meadow. The very private and magical location of Chatwell Farm provides a wonderful holiday retreat. The three bedroomed, single level detached property has been lovingly and thoughtfully transformed by its current owners. The open plan kitchen and dining area provides a wonderful area to enjoy with friends and family, entertaining, relaxing, and really pausing from the hustle and bustle of everyday life. A perfect generational holiday property with plenty of space inside and out.
Just one mile away lies Modbury. From the moors to sea, the town is compact and has a host of cafés, pubs and restaurants, serving the best local produce, all of which can be found within walking distance of the car park. Nearly all the shops in Modbury are small, local and independently owned so you can be guaranteed helpful service with a smile. Modbury itself can be explored via a series of excellent and interesting circular walks around the town.
The beaches at Bigbury-On-Sea and Bantham are easily accessible and both very popular surf destinations. Thurlestone, near Kingsbridge, is a very popular chocolate-box village of thatched cottages, with an impressive golden sandy beach backed by rolling farmland and National Trust parking. There is golf and fishing nearby, as well as beautiful views towards Dartmoor National Park, a haven for walkers and nature lovers. Not to mention the South West Coastal Path which provides miles of walking heaven!

From the gravel parking area, the entrance hall with cloak and boot room, opens into the stunning open plan kitchen diner with high beamed ceilings, chandelier, fabulous quality fittings and underfloor heating throughout; certainly a kitchen for entertaining and providing the most wonderful setting for family gatherings, even mood lighting to create that perfect setting. Keen cooks will want for nothing in this well equipped and sociable space, amidst the most beautiful surroundings, both inside and out. French doors open out from the kitchen to the courtyard where there is a large table for dining, a fantastic outdoor area for entertaining.
Within the kitchen is a large dining table, central island and breakfast bar, gas range with electric oven, separate induction hob, further electric tower oven with warming drawer, wine fridge, large fridge freezer, microwave, dishwasher, washing machine, cafetiere, TV. French doors to courtyard.

Outside:
The grounds wrap themselves around the property with gravel driveway to the front. A large outside seating area within the L shape of the house is surrounded with pots, herbs and beautiful flowers. In the centre sits a large dining table with al fresco dinning in mind. Another patio/terrace area with a further large dining table gives spectacular views and front row seats for the stunning summer sunsets, with more seating areas are dotted around the property there is never a shortage of somewhere to sit and relax.
The surrounding fields tended to by the owners next door, which are harvested for hay each July. The re-wilded meadow area is complete with rare wildflower species, runs a trickily streamlet and with toads visiting daily it is yet another glorious spot to soak up the peace and quiet. Worth noting in the hot Devon sun it can dry up! Along with fruit bushes, an orchard area with pear trees and visiting tawny owls allows you to enjoy countryside views, peace and quiet. An incredible feature of Chatwell farm is the private freshwater supply from under ground natural springs. After a thorough purification process this fresh, pure water is the supply that feeds the house.
Please note the boundaries are not dog proof so dogs must be supervised.
Parking:
Ample parking on gravel area to the front of the property. Please note the driveway allows access to the next door meadow, it does not effect the privacy of Chatwell farm.
