Description


The Stables is situated on the peaceful and sought after Fallapit Estate. The estate is centrally situated in the heart of the South Hams, and is within driving distance to a number of beautiful beaches, Dartmoor and the pretty towns of Dartmouth, Totnes, Modbury, Kingsbridge and Salcombe. Guests have access to 18 acres of land to explore including pretty woodland walkways, an orchard, and a peaceful seating area overlooking a lake. There is also a communal fire pit area located in the grounds nearby.

The Stables is a charming cottage presented to a good standard throughout. A well thought out open plan living area, two decent bedrooms, two bathrooms, and an enclosed patio area safe for children and dogs all ensure a comfortable and memorable stay.

Accommodation 

Entrance to ground floor:
Hall with space for coats and boots leading to open plan living area.
Lounge area with corner sofa, love seat, log burner, Smart TV (with Sky TV, Disney and Netflix), and door to enclosed patio area.
Kitchen diner with electric cooker and hob, large fridge freezer, microwave, washing machine, toaster, kettle, dining table to seat up to 5 people, and breakfast bar with 2 stools.
Family shower room with walk-in shower cubicle, basin and WC.

First floor:
Bedroom 1 with 6ft super king size bed, chest of drawers and hanging hooks.
Bedroom 2 with 3ft twin beds with 3ft truckle bed under (the truckle is a floor level bed). This room can be set up as a 6ft super-king. or a 6ft super-king plus a 3ft truckle, or a 2 x 3ft singles plus a 3ft truckle bed - (please advise how you would like this room made up at the time of booking).  Chest of drawers. 
Family bathroom with bath with handheld shower, separate walk-in shower cubicle, basin and WC.

The property has a selection of toys, and provides tennis rackets, yoga mats, and crabbing equipment for guests to use.

Outside

A beautiful walled courtyard accessed from the lounge with table and chairs. Further courtyard to the front with bench.

There is also 3 acres of communal grounds, including a fire pit area and a tennis court (which can be used as a small football pitch) and a large pond.

Parking 

Private parking for one car. Additional visitor parking on site.

Please note that EV charging is not possible at this property.

  • Included: Bed linen and towels (Guests must provide their own beach/dog towels), heating by air source heat pump. Travel cot, high chair and stair gate.
  • Internet and Telephone: Wi-Fi. There is no landline telephone available and mobile reception is dependent upon your provider. Please check with your provider prior to booking. 
  • Pets: 2 dogs welcome.
  • Electric vehicles:  Regretfully this property does not have suitable facilities for charging electric vehicles, however there are now plenty of charge points in Kingsbridge just 4 miles away.
  • Short Breaks: Short breaks are available in the low and mid season, excluding school holidays. 
  • Local facilities:  Numerous beaches within 15-20 minute drive. Pub 1 mile. Village shop 1 mile. Kingsbridge with all facilities 4 miles.  Dartmouth 8 miles. Totnes 7 miles. Salcombe 9 miles.
